Shannan Fletcher

Director of Real Estate Acquisitions

Shannan joined the Hartman Capital team in 2023 and serves as the Director of Real Estate Acquisitions. She oversees and directs the Investments Team in the uncovering and analysis of acquisitions, purchases, and development opportunities for Hartman Capital, LLC and affiliated entities. Holding an MBA from Eastern Illinois University and a state-certified real estate broker’s license, she also brings years of national commercial real estate development and acquisition experience to the team. Shannan believes that success comes from teamwork, building trust in relationships, patience, and double-checking everything.

Scott Kunkel

Since 1996, Scott has been part of the team and currently serves as the Chief Executive Officer where he establishes the overall vision for the organization, equips and empowers senior leadership to accomplish shared goals, and has final responsibility for the success of Hartman Capital. A Texas A&M and University of Illinois graduate as well as a licensed architect in multiple states, Scott offers decades of experience in a broad range of successful real estate development activities in a variety of asset classes, a demonstrated ability to achieve consensus and buy-in from all stakeholders, and a passion for creating value for the benefit of investors and users. Scott believes the real value in real estate development and investment comes from building trusted relationships through delivering on promises and exceeding expectations.

Chief Executive Officer - Hartman Capital

Paul Cousert

Paul has been part of the JSM team since 2007 and currently serves as the Chief Operating Officer. He leads the maintenance, carpentry, painting, facilities, and services departments. In addition, Paul oversees Capital Improvement, property construction, and special project operations with a primary focus on maximizing productivity and efficiency. An Army veteran and Eagle Scout, Paul’s leadership experience, integrity, and dependability have prepared him for his role at JSM. Paul believes that the real value in development comes from taking initiative, setting the market standard, and providing the highest levels of customer service. Paul’s career goal is to develop daily operation strategies in support of the CEO’s vision.

Chief Operating Officer

Stacy Fisher

Stacy rejoined the JSM team in 2024 and currently serves as the Chief Accounting Officer leading the accounting, finance and HR divisions. She holds an MBA and BS degree from the University of Illinois along with over 23 years of financial leadership. Stacy will be instrumental in shaping our financial strategy and guiding our growth. She has a proven track record in financial planning and risk management, having worked previously for JSM and in several other industries. Stacy believes that strong financial management is key to achieving our goals and is passionate about strengthening a culture of transparency and collaboration amongst all the teams in the organization.

Chief Accounting Officer

Barry Pearman

Barry joined JSM in 2024, bringing a wealth of experience and a dynamic skill set to the team. With a strong foundation in sales, development, and executive leadership, Barry has a proven track record in acquisitions, strategic growth initiatives, and start-up development. He oversees JSM Living and JSM Commercial and is ultimately responsible for the extensive residential and commercial portfolios. This includes managing revenues, development, and execution of growth strategies and leading teams for both divisions. A former Big Ten Athlete with graduate degrees from the University of St. Francis and the University of Illinois, his career has been marked by successfully driving growth across various industries. His leadership is focused on aligning sales, marketing, and customer success efforts to maximize growth potential and ensure a cohesive approach to revenue strategy. He believes in establishing long-term relationships and partnerships with his clients to achieve successful results.

Nathan Willard

Nathan has been with JSM since 2010 and currently serves as the Chief Executive Officer of JSM Living. In his role as CEO, he provides leadership for all aspects of JSM Living’s operations with an emphasis on long-term goals, growth, profit, and return on investment. He also provides leadership, thought partnership, and tactical support to all JSM staff by ensuring all organizational systems, policies, and practices reflect the mission, core values, and principles. An Illinois State University graduate as well as a certified professional in Human Resources, Nathan understands the importance of professional development and workplace synergy. Nathan believes that the organization’s greatest asset is the people and is driven to provide them with the best possible experience.
